 Prescott - "Top Western Town" For 2012

After being in the top ten for years, Prescott was just named America's "Top Western Town" by True West magazine.  Based on a towns' "contribution to preserving their pasts and to sharing  their historical relevance to our nation," Prescott was rated number one after being number three in 2011.  As Sharlot Hall, one of Prescott's original citizens and a visionary who worked to set our focus on preserving history said over 100 years ago, "There is something better than making a living - making a life."   Prescott was also just name one of the top 10 Cowboy towns in American, and was on the list of the top 10 safest small cities in Americal.  Prescott's four outstanding museums, and historic areas such as Whiskey Row, the Elk's Opera House and the courthouse plaza, were among the noted features that give this community a distinct quality and appreciation of life.  Three colleges and universities, theatre and orchestra groups, and many volunteer opportunities provide plenty to do while maintaining all the advantages of a small town.

Located 96 miles northwest of Phoenix, Prescott is nestled in the world's largest Ponderosa Pine forest.  Prescott's elevation of 5400 feet gives her wonderfully temperate weather with highs averaging fifty+ degrees during the winter, and in the mid eighties in the summer.  Typical winters welcome a few snows, usually three to four inches each, that last a few hours to a day or two - just enough to blanket the pines in snow and give the kids a few hours of sledding and snowballs.  Here are the details:

Nearby towns Chino Valley and Prescott Valley complete the area known as the "tri-cities."  Census figures show over 43,000 residents in Prescott, and 95,600 total in the tri-cities.  Prescott is frequently rated as one of the top cities in the country in which to live or retire.

Unlike many historic cities, Prescott has a vibrant town center.  Art galleries, antique shops, restaurants, and specialty stores are numerous.  Historic Whiskey Row is also located in the town square area, along with the Yavapai County Courthouse.

Nearby are PriceCostco, Home Depot, two Wal Mart Super Stores, and the new Gateway Mall which is home to Sears, Penny's, Dillard's, Chico's, and Coldwater Creek among many others.

We have 14 movie screens in Prescott Valley, an awesome YMCA, 10 City Parks, 84 houses of worship,15 radio stations, and 5 libraries.  Prescott's Public Library has over 450,000 unique titles and 30+ computers for public use.  An expansion costing 4 million dollars was recently completed to accommodate their 1000 daily visitors.

Major employers in the Prescott area include Wal Mart, Sturm Ruger, Embry-Riddle Aeronautical University, Yavapai Regional Medical Center, Northern Arizona VA Health Care System, and Yavapai County.  Tourism, construction and retail also represent a large part of the economy.

Prescott's crime rate is one of the lowest in the state.  This is a town where you feel comfortable leaving your doors unlocked while you go for a walk in the neighborhood.  No traffic backups and clean air contribute to the low-stress lifestyle found in the tri-cities.  Prescott is listed on the 10 safest small cities in America list.

Our Municipal Airport, Love Field,  is the third largest airport in the state.  Traveler's can catch direct flights Denver International Airport Daily.  Three shuttle van services run hourly between Prescott and Phoenix Sky Harbor Airport starting at 4:00 am and ending at 11:00 pm daily.

Prescott, "Everybody's Home Town", continues to pop up on various "best of" lists, including CNN Money's number 4 best place to retire, and a feature on the Today show of their best five places to retire.  Prescott has been recognized as a community that makes exceptional efforts to protect and celebrate their heritage; use their historic assets for economic development and community revitalization.  It shows up on list maker's radar because it has a moderate climate, is suitable for any stage of life - from young couples wanting to start a family to retirees - and is fairly close to Phoenix with all that city offers.

What are home prices?

Prices in the Prescott area are back to about where they were in mid 2001!  In February 2012,  the average selling price in Prescott was $214,000, up a little from the prior month.  The market may have reached its bottom, and is leveling off.  Months of inventory is down to 7.6, just about the definition of a Seller's market again.   With interest rates below 4%, now is the perfect time to buy in one of America's most desirable little cities.  Also, really great, great deals can be made on vacant land.  Lots in premium developments can be had for 1/10 of what they originally sold for.  I know some are afraid to invest in real estate, but land is inexpensive to hold for the future.  There are currently 2332 parcels of vacant land listed for sale.
